Maintenance Procedures
If you have a routine maintenance request during business hours, please submit a maintenance request through the tenant portal or call the office at 812-331-8951

If you have a maintenance emergency after hours, call our 24-hour emergency line at 317-850-8112. In case of life threatening situation, call 911!

The following items constitute an actual emergency and should be called in as soon as possible:
-No heat in winter 
-Below 55 degrees inside for more than 24 hours
-No air conditioning in summer
-Above 80 degrees outside for more than 24 hours
-No water 
-Contact City of Bloomington Utilities regarding any issues from their end
-No electricity 
-Check breakers/fuse panel before calling
-You should also contact Duke Energy regarding any outages
-Water leak and/or roof leak (major- more than a minor drip)
-Clogged toilet 
-If there is only one bathroom in residence & you have made attempts to clear the stoppage yourself by plunging
-Lock out after hours- fee will be added to your account
-Fire (call 911 first, then call us!)

The following items do not constitute an actual emergency and should be called in during normal business hours:
-No hot water
-Clogged toilet 
-If there are multiple bathrooms in residence
-Noise complaints 
-You can contact the Bloomington Police regarding noise ordinances.
-Parking space disputes 

Please note that this emergency service is provided free of charge to our residents when there is an actual emergency. However, if calls are being made to this service when there is not an actual emergency, your account will be charged a fee for every after hours non-emergency call. 

If maintenance is requested and the service providers are then turned away from the property by a tenant, the tenant will be responsible for a service call charge.
